It was used because of its heat-resistant and insulating properties, but it was later discovered to cause serious health issues such as lung cancer, mesothelioma, and asbestosis. As a result, asbestos removal is necessary for any building constructed before the late 1970s.

Asbestos is the common name given to a group of naturally occurring mineral silicates that can be separated into flexible fibres. The name asbestos comes from the Greek word meaning unquenchable or indestructible. The main properties that make asbestos useful are its incombustibility, strength and flexibility when separated into fibres. It is also effective as a reinforcing or binding agent when combined with cement or plastic. Asbestos can be found in materials such as:
- Building exteriors (e.g., cement siding panels, soffits, roof panels, mastics, stucco);
- Flooring (e.g., vinyl asbestos tiles, sheet vinyl flooring, and floor leveling compound);
- Ceilings (e.g., ceiling tiles, acoustic and stipple finishes, and plaster or drywall);
- Walls (e.g., plaster or drywall joint compound, stippled finishes, and cement panels); and
- Insulation (e.g., vermiculite, boilers, vessels, pipes, ducts, floors, ceilings and walls)
THE HAZARDS OF ASBESTOS
Asbestos is a hazardous building material that must be inhaled to cause disease. Intact and undisturbed asbestos presents no direct health hazard but does present a potential exposure hazard should fibres be released and inhaled. Asbestos-related diseases include asbestosis, lung cancer, and mesothelioma.
WHY TEST FOR ASBESTOS?
Once embedded in lung tissue, asbestos fibres may remain within the body for extended periods. It is important to test for the presence of asbestos before initiating any building repairs, improvements on structures or the demolition of buildings that were built prior to 1990.
